a fully equipped kitchen, a bathroom and a wide 25mq terrace, accessible from each bedroom.

- Please note that this bedroom is without door, therefore it lacks privacy, as people need to walk through it to get to other bedroom.

In order to book this shared room (for a minimum of 10 months) a DEPOSIT is required (= 1.430.- euro total).
The deposit includes three things:
- 255.- euro EARNEST MONEY (not refundable in the event of cancellation) (Caparra Confirmatoria);
- 675.- euro GUARANTEE (not refundable in the event of cancellation) (Garanzia).
both will be returned after the expected end of the agreed rental period, except for unpaid fees, etc. ).
- 500.- euro DEPOSIT (which will be returned after the expected end of the agreed rental period, except for damage, defects, etc.).

IT SHOULD ALSO BE NOTED THAT for stays of less than 12 months:
- the rent will be increased by 70.- euros for the first six months.
- consequently, the rent will be reduced by 70.- euros for the remaining months.
This is to guarantee that in case tenants decide to leave before the end of their rental agreement, utilities costs will still be covered. However, the cost of the rent for those who stay 12 months remains the same: TOTAL DOES NOT CHANGE.
